perfect room or flat?… Well read on! This section has been
designed to provide you with all the information you need to
rent a room or flat with us and hopefully answer any burning
questions you may have. If there are any questions you feel have
not been answered in this section then please feel free to email

How to Arrange a Viewing
There are 2 simple ways to arrange a viewing:

The more information you can provide us with, the better
informed Luxury Accommodation London can be in deciding which
properties to show you; i.e. your move in date is very important
to work out which rooms
are available to you at the time of your
search.
Viewings can be arranged during the daytime, evenings, weekdays
or weekends. We are extremely flexible with viewing times.
London life is busy and people simply don’t have a lot of time
on their hands these days.
Viewings generally take an hour depending on how many rooms you
wish to see.
Tenancy Agreement
Minimum Term -
We currently offer the following tenancy options:
* 3 months (only available with 30% premium on the monthly
rental)
* 6 months
* 12 months
Once your minimum term is up, the contract will continue with no
re-contracting fee.
Notice period -
We require 1 month's notice to terminate your contract and
you must complete your minimum term as per your tenancy
agreement. All notices must be given in writing via email or
letter.
How much is the Rent & Deposit?
Rooms-
Deposit/Holding Deposit - We
will need 6 week's rent+£100
(which is fully refundable at the end of your contract assuming
your room is left in a suitable condition and there are no rent
arrears on your account. You can pay by debit or credit card
using the PayPal link or sending us a e mail request.
Flats-
Deposit - We will need 6 week's rent plus £150(which is fully
refundable at the end of your contract assuming your flat is
left in a suitable condition and there are no rent arrears on
your account.
What is our Smoking Policy?
All our properties operate a no-smoking policy. This is
firstly to reduce the risk of fire and secondly to ensure a
clean living environment for all our tenants to live in.
Is Sharing for you?
There are many good reasons to live in a shared house:
* If you are new to an area, then this is a very good way of
meeting many new people.
* Other peoples company is usually welcome at the end of a long
day at work.
* It is a convenient and cost effective way to live.
* It’s a good way of engaging in different social activities.
Which bills are included?
Rooms
If you are renting a room within one of our properties, the
following bills will be included in your monthly rent:
* Council tax Water
* Gas
* Electricity
* Broadband
Flats
If you are renting a flat, rents are exclusive of bills
Completion & Moving In
As soon as we have received your deposit and administration
fee you'll be ready to arrange a convenient check-in time with
Luxury Accommodation London.
Your balance will always be:
* First month's rent
* + Admin Fee - £150 (3 month contract), £150 (6 month contract)
or £100 (12 month contract)
* = Balance due - this is the amount you will need to pay 48
hours before your check-in date
Check-in- You will meet one of our Property Managers at the
property where you will:
* Sign the tenancy agreement
* Check the inventory
* Hand over your proof of ID
* Accept a handover of keys.
The whole process should take no longer than an hour. Check-in
times run between 10.30am - 5pm, Monday to Friday. If you want
to move in outside these hours, there is a £50 charge.

As a guide, our accommodation includes the following:
* Central Heating
* kitchen
* TV
* Ironing board and iron
* Mop and bucket
* Washing machine
* Fridge freezers
* Pots, pans, plates, mugs, glasses, cutlery,
cooking utensils,
oven dishes etc
* Kettle
* Microwave
* Bed and mattress
* Wardrobe
* Bedside cabinet &/or chest of drawers
* Bedside lamp
* Book shelves
